Ruka Caravan terms and conditions

 

The booking conditions apply to the Caravan area in Ruka

The reservation is binding on both parties when the seller has delivered the reservation confirmation to the customer by email. The customer is responsible for the correctness and functionality of the email address.

Season reservation

The advance payment for a winter season (October 1–May 31) is 1/3 of the total value of the reservation, plus €20 for office costs. The advance payment is due 14 days after the reservation is made.

The reservation fee for the summer season spot (1.6.–30.9.) is due 14 days after the reservation was made, or no later than 15.6.


The final payment for the winter season spot must be paid on August 15. i.e. about 1.5 months before the start of the winter season. When the reservation starts in less than 7 weeks, the reservation will be invoiced in one installment. For last-minute bookings (less than 4 weeks to the start of the booking), all fees are charged immediately. A last-minute reservation becomes binding at the time of booking.

The reservation can be canceled without costs before the due date of the advance payment.


Subletting of a caravan site is prohibited.


Daily and weekly reservations

For daily and weekly reservations, the entire reservation fee is paid when the reservation is made.

Minimum booking times: During public holidays and events, there may be different minimum booking times.

The caravan spot is available to the customer from 13:00 on the day of arrival until 12:00 on the day of departure.


The rental period of the caravan spot includes the right to use the maintenance building. Possibility of cooking, use of washing and drying machines as well as washing, sauna and toilet facilities.


Reservation change conditions

Changes to caravan area reservations are possible as follows: Reservation changes can be made freely up to the due date of the advance payment. After this, changes can be made seven (7) days before the start of the reservation under the following conditions: changes are free of charge to a booking period of the same price. If the change is made to a cheaper time or accommodation destination, the price difference will not be returned to the booker. In the case of changes concerning the reservation point, the reservation and cancellation conditions are always valid according to the time of the original reservation.


The customer's right to cancel the reservation

Cancellation of the reservation must always be done in writing to the seller. The reservation can be canceled without costs before the due date of the advance payment. Failure to pay the invoice is not a sufficient measure to cancel the reservation. If the invoice has not been paid despite the payment reminder(s), we will transfer the collection of the invoice to a debt collection agency and the customer is also obliged to handle the costs arising from the collection.

If the cancellation is made at least 28 days before the start of the reservation, the advance payment will be returned, excluding cancellation costs of €46.

If the cancellation takes place 27–21 days before the start of the reservation, the advance payment and an office fee of €20 will be withheld (for online reservations, 1/3 of the total amount of the reservation will be withheld).
Cancellations that occur later will be charged the full fee and an office fee of €20.

Cancellation or interruption of the holiday during the stay does not entitle you to a refund.

If the cancellation occurs due to a serious illness or death of the booker or his immediate family before the start of the accommodation, the customer must ensure that his own travel and accident insurance covers the costs of the booking. The cancellation must be notified immediately in writing to the sales service (sales@ruka.fi). We also comply with the booking conditions in these cases.


The customer must be of legal age. Minors staying without a guardian require a written commitment from the guardian, which is delivered to the seller before the start of the reservation.


The seller's right to cancel the reservation

  • In case of force majeure, the seller can cancel the reservation. In this case, the customer will get the payment he paid to the seller back in full. Force majeure is when the host cannot deliver the promised services due to, for example, a strike, fire, water damage, natural disaster, war, etc., which makes it difficult for the host to operate.
  • The travel restrictions imposed due to the Covid-19 corona pandemic do not constitute a force majeure situation, because the travel restrictions imposed during the corona epidemic are not unforeseeable.

The seller has the right to cancel the booking if the booker has not paid the invoice by the due date. Cancellation does not remove the obligation to pay the invoice. If the invoice has not been paid despite the payment reminder(s), we will transfer the collection of the invoice to a debt collection agency and the customer is also obliged to handle the costs arising from the collection. We reserve the right to change prices.

Damages

The customer is obliged to compensate for any damage caused to the service building or carriage space or its movable property during their stay. If the customer causes a disturbance or danger to those in the same property, the landlord/representative has the right to terminate the tenancy after one notice. The costs incurred for all the above-mentioned measures will be invoiced to the customer.

When camping, a safety distance of at least four meters must always be maintained. The safety distance is measured according to the motorhome and the possible front tent.

All comments and complaints related to the equipment and condition of the site/maintenance building must be addressed to the Ski-Inn immediately after their topic appears to the reception in Ruka. If a complaint or remark is requested to be made in writing, this must be submitted before the end of the accommodation. If during the stay the customer has not been in contact with the seller or his representative about possible problems, the customer loses right to possible refunds.

The caravan area has silence from 22:00 to 08:00.

Insurances

We recommend travel/accident insurance to our customers for possible exceptional situations and cases. The seller has no obligation to accept the cancellation without cancellation costs.

Disputes and collection

The parties must try to resolve any disputes primarily through negotiations between them. If the matter has to be dealt with in court, it will be resolved in the first instance in the district court of the place of residence. All disputes must be resolved in accordance with Finnish legislation. The parties in the case are the seller (Rukakeskus Oy) and the Buyer. If the invoice is unpaid after the creditor's (Rukakeskus Oy) payment reminder or reminders, the creditor transfers the collection to the collection agency, which continues to collect the unpaid invoice. The costs arising from the collection will be paid by the customer.

Utility electricity (for seasonal residents)

The electricity is switched on and off with a browser-based electricity control system that can be used on a computer, tablet or mobile. You will get instructions on electric steering after paying the carriage space. If you have problems with the electrical control, contact the Ski-Inn reception on phone +358 10 382 5150* during its opening hours or SOL real estate maintenance on call 040 684 6256, night call 040 152 8745.
 

Electricity billing (for seasonal residents)

The use of electricity during the winter season is billed in January and June according to the meter. The use of electricity during the summer season is billed in September. The price of utility electricity is €0.33/kWh and is confirmed annually in connection with the price of the seasonal place.
 
Continuous electricity (for seasonal residents)

If you want your carriage to have electricity connected all the time, go to the reception of Ski-Inn hotel Ruka Village to make a continuous electricity contract. The charge for continuous electricity is €140/season + €0.25/kWh according to the meter reading. The contract for continuous electricity must be renewed separately for each season. It is not possible to control continuous electricity with GSM control.
 
Snow clearing


The parking lot and fairways are cleared when there is 10 cm of snow.
 
Maintenance building services

Maintenance building has a kitchen where you can prepare food, wash dishes and take household water for the carriage. Toilet, dressing and washing facilities and women's and men's saunas. Washing machines, tumble dryers and a chemical toilet drain.
Snow shovel and ladder can be borrowed from the maintenance building.

Each carriage place has its own spot-specific access code, which is valid for the duration of the rent. The code changes every time the winter season changes to the summer season and the summer season to the winter season.

  • The keycode number panel is installed next to the door.
  • The door code is valid for the rental period and expires at the end of the period
  • The code is location-specific and the customer is responsible for its use

Gas
You can buy gas from Ruka S-market (Sale), address Rukanriutta 7.
 
Sauna

The saunas in the caravan area are heated daily. Up-to-date information about the opening hours can be found from the maintenance building. 

The sauna facilities are only intended for use by residents of the caravan area. If there are outsiders on the premises, the residents of the trolley area have the right to demand their contact information and deliver it to Rukakeskus Oy for invoicing.

Fri 5 pm–10 pm*
Sat 3 pm–10 pm
Sun 3 pm–9 pm

*During the night skiing session, the sauna is open on Fridays until 23.30.

Rules of order for the caravan area

  • The caravan area is quiet between 11pm and 7am. One warning is given for possible disorder. If the disturbances continue, the necessary measures will be taken to guarantee peace in the area.
  • The caravan spot is marked with a number stick. The number stick may not be moved from its place. The caravan should be placed so that the number stick remains in the rear corner on the driver's side when reversing. The safety distance between the caravans must be at least four meters. The length of the actual trailer or motorhome space is 9,5 meters. The vehicle is parked in front of the trailer or taken to the adjacent parking space. It is not allowed to park in the adjacent spot that appears to be empty because it may be rented for another customer as a seasonal spot or day/week spot.
  • To respect the privacy of those who have reserved their own carriage spot, moving between spots or using them as shortcuts is not permitted.
  • The speed limit in the caravan area is 20 km/h.
  • Riding snowmobiles or ATVs is prohibited, with the exception of transport and maintenance trips.
  • Dogs and other pets must be kept on a leash, and pet waste must be disposed of in the trash.
  • Objects that easily fall under the snow, such as electric cables and parts of the front tent, must be marked clearly so that they do not break during snow clearance. If the markings are incomplete, the wagon user is responsible for any damage to them.
  • Electric cables must be placed in such a way that they do not get covered by snow.
  • Detached pallets placed on the side of the wagon must be marked on their outer corners with marking sticks of sufficient height. If an unmarked or inadequately marked pallet under the snow catches the snow bucket or snow sling and breaks the carriage, Rukakeskus Oy and or the contractor are not responsible for the repairs.
  • Please keep the number of your carriage space on the cover of the electricity pole clear of snow and sleet.
  • Please keep the chassis of your wagon open on at least one side in case of a possible gas leak.
  • At the end of the rental period, the tenant must hand over the place they reserved in a clean condition and remove the structures, pallets, carpets, etc.
  • Disturbances regarding the caravan area should be reported to the Ski-Inn reception +358 10 382 5150. When the reception is closed, call the SOL property maintenance on-call 040 684 6256, night on-call 040 152 8745.
